Tourist site costaandsierra.com is an Spanish estate agency (http://www.costaanndsierra.com) site. They have villas and appartments on the Atlantic coast of Spain (http://www.mapquest.com/maps/map.adp?city=sanlucar%20de%20barrameda&state=&country=spain&size=big) for sale and rent.
1. SITE LOADS in a second on fast T1 coonnection (Europe). Home page size is 95Kb from which images represent 54Kb. There is no need of frame around the search area. The word "Reduced" and "Search using both or either of the fields below" can be both ommited. Button can contain "Submit" only and cursor should change on Mouseover. Left lower part of the site border is "missing". Colored background of the Home page (and inner pages) and/or colored sides of Home page can be one idea. Well, try to experiment with all text colors also (violet, green, pale blue).

Left Menu: Advanced search should have a button right to submit in search area.
Bottom menu: Sitemap is very useful, it can go in uper menu instead of Property managment link in the second line.

5. CONTENT: I've read few destination descriptions, no complaints about the way of writing. A map of the whole area which agency covers is a must for a tourist site. One source is http://Euroave.com . Panoramic photos of whole areas greatly appreciated. Each image of the house or destination should provide more distant view also.
